Welcome to another episode of Invest Wisely with Realty411 Magazine. Today we are honored to interview one of the most visible and well-known personalities in the REI industry, Mr. Sherman L. Ragland, II, who is touted as: “America’s Real Estate Mentor!” by ABC-TV.
Mr. Ragland’s impeciable education, includes a bachelor of science degree in mass communications from Towson University, an MBA in Finance from Wharton; plus, a Masters in Urban Planning from the School of Architecture of the University of Virginia. Since graduating from Towson University (Towson, MD) Ragland has been a dedicated student of real estate and real estate investing.
Ragland has his team have been responsible for managing the Fixed Base Operation (FBO), which services private jets flying in and out of Ron ald Reagan Washington National Airport, since 1993.
In 2003, Ragland founded the Realinvestors®, and Realinvestors® Real Estate Investor Services, LLC (a 38-person real estate brokerage firm) Realinvestors® provides people with the resources needed to pursue real estate investing, including trained real estate agents who understand the unique laws investors must operate in within Maryland, DC and Virginia.

Leverage is the Answer.
“The use of a small initial investment, credit, or borrowed funds to gain a very high return in relation to one’s investment, to control a much larger investment, or to reduce one’s own liability for any loss.” (Dictionary.com)
Whether it be investing in real estate, which is a tangible asset, or investing in paper or digital assets (such as stocks, FOREX, or the latest craze cryptocurrency), the principle is the same. And, leverage can increase your bottom line faster IF the right investment is chosen.
A person can also leverage their time, money and connections to make a maximum impact and get from point A to point B faster and with less effort. We’ll discuss this after a quick illustration about how leverage can create a windfall… quickly.
Leverage is what catapulted my investment career many years ago, and it was a great learning lesson on appreciation and the leverage of existing capital.
At the time, Southern California was going though an upswing. The markets were appreciating nicely and I knew it was time to get in to leverage my time and resources for maximum profit.
I utilized funds from a recent home refinance to put a down-payment on a four-unit property, which was of fair market value, but a total fixer-upper.
Before I made the offer (beating out several others with a wonderful technique I will disclose in another article), I made sure the property would pay itself off every month from the rents. Important: I also saved some funds from the cash I had to do the work needed on the property. In this transaction, we were were actually going to be negative every month about $400, but we decided to proceed.
Thanks to an appreciating market and our diligence in research in finding a value-add property, we soon saw amazing equity. As easy as this sounds, behind the scenes, months of daily work went into this.
To find this diamond of a deal, I had to be on alert for months, scour the internet for deals, drive around my target markets, plus engage in busy work on other deals that went absolutely nowhere.
By investing outside of California, the equity from one single four-unit property was used to LEVERAGE into 24 apartments – 4 four-unit buildings.
So as you see, here are a few examples of how leverage can be used to Maximize your Time, Resources and Funds.
It was wonderful to receive that $80,000 check for my efforts and to go from owning a small complex to a portfolio of properties in two states!
The rewards of LEVERAGE have been duplicated over and over in my life, and now I’m lucky enough to be in a position to give back this and so much other first-hand knowledge that I have accumulated throughout my 20-plus career as a landlord in California and other states.

New Year’s Resolutions – Shine in 2018
On the first of the year, I encourage all my family, friends, associates and readers to write down their goals. Here is my annual First of the Year Letter. I hope it inspires you to make a list of your aspirations for the year.
Every adventure needs a road-map.
How are you going to get where you want to go, if you do not even now where it is you want to get to?
When we put pen to paper, something magical happens, and we start attracting that which we focus on. Most of the goals I have attained in life began as a New Year’s Day goal. Writing down goals is truly the best way to get clarity about what it is that you TRULY want.
Contemplating life, your desires and aspirations, and jotting them concretely shouldn’t be reserved solely as a New Year’s Day activity. Ideally, every so often, we should write down goals to ensure that we know what it is we indeed want to call into our lives.
To encourage others to join in, I’ve written down my personal and professional goals. One more thing: If nobody laughs after they read your list, then you are NOT dreaming big enough!
GOALS FOR 2018
- Build the #1 media and expo company in the world. (At first, I wrote country, but that’s not a big enough goal!)
- Have a better, closer, and more fulfilling relationship with my family first; then friends, associates, and colleagues.
- Buy triple the amount of rental properties our company purchased this year.
- Be more patient, loving and nurturing to others in need, especially my family.
- Help others invest in real estate safely via a real estate advisory business.
- Donate and give back more to charities that help those in need: children, the elderly, animals, environment.
- HAVE MORE FUN – Realize that life is short, so laugh longer and louder! LOL
- Inspire others though our companies — motivate those who are downtrodden, be a source of love, light, and comfort.
- Be healthier: exercise more, sleep better, eat healthy.
- Grow intellectually and creatively — continue to learn more…
